Cummins Turbo Technologies Build-to-Suit Manufacturing Facility in Charleston, South Carolina

Cummins Turbo Technologies expanded its North American platform through the development of a 110,000-square-foot manufacturing facility in Charleston, South Carolina. MGB Development Group served as owner, developer, and financing partner, delivering a build-to-suit facility aligned with Cummins’ operational and production requirements.

The project builds on Cummins’ established presence in the Charleston region. Developed in close proximity to its existing plant, the facility expands capacity while maintaining continuity across workforce, supply chain, and day-to-day operations. Its location within Palmetto Commerce Park provides access to established infrastructure and a skilled labor base.

Scaling Production Within a Global Manufacturing Network

The facility was developed to support production of over 200,000 turbochargers annually, addressing demand across North America and broader global markets.

Cummins Turbo Technologies manufactures advanced turbocharger systems for leading manufacturers including Hyundai, Mack, DAF, Komatsu, Daimler, Volvo, and Detroit Diesel. The Charleston facility expands capacity within this production network, supporting continued growth across its customer base.

Manufacturing-Focused Facility Design

The building integrates manufacturing, assembly, testing, warehouse, and office functions within a single facility. The layout reflects the requirements of a production-driven environment, with consideration for material flow, equipment placement, and production sequencing.

The facility includes clear-span production areas to accommodate manufacturing and assembly operations, along with dock-high loading to support material handling and distribution. A 2-story office component with a glass storefront provides dedicated space for plant management, administrative functions, meetings, and employee support areas. The building also incorporates dedicated testing infrastructure and a fully air-conditioned environment supported by a central energy plant.

Execution & Delivery

MGB Development Group led the project from site selection through construction completion, serving as owner, developer, and capital partner. Delivery required coordination between building systems, infrastructure, and manufacturing requirements to ensure the facility was delivered ready for immediate commencement of operations.
