FedEx Freight Build-to-Suit Distribution Terminal in Birmingham, Alabama

FedEx Freight has grown its southeastern logistics network with the development of a 58,000-square-foot build-to-suit distribution terminal in Birmingham, Alabama.

MGB Development Group served as owner and developer, providing project financing and leading delivery of the Birmingham terminal. The project was delivered in partnership with FedEx Freight’s corporate real estate team to meet operational requirements and advance network expansion.

Strategic Location and Network Integration

The terminal is positioned within Birmingham’s established transportation hub, with direct access to I-20 connecting southeastern and southwestern markets. Site selection prioritized accessibility, circulation, and long-term scalability to accommodate high trailer volumes and efficient freight movement. The layout enables smooth truck flow, minimizing congestion and maintaining consistent operational performance.

As part of FedEx Freight’s network of more than 350 service centers, the Birmingham terminal plays a key role in improving transit times and driving regional growth.

Purpose-Built for High-Volume LTL Operations

The facility was developed to meet the demands of less-than-truckload operations, where speed, efficiency, and reliability are critical to performance. The cross-dock terminal incorporates optimized dock layout and trailer capacity to enable continuous freight movement. Dedicated staging areas and a circulation-focused site layout allow for efficient loading, unloading, and dispatch throughout the day.

Integrated Development and Execution

MGB managed the development process, overseeing design, permitting, and construction from site acquisition through completion. Project financing was provided as part of the development, aligning delivery with FedEx Freight’s operational requirements and broader expansion strategy.
